The Multiple Listing Service (M.L.S.)

Even before the brochures are ready and only the sign is up, we will list your property with the local MLS (Multiple Listing Service). The MLS is a database of all the homes listed by local real estate agents who are members of the Gainesville Alachua County Association of Realtors (GACAR), which is approximately 99.9% all of the Realtors in Alachua County.

All of the important information about your real etate is listed here, from the general data such as square footage and number of rooms & bathrooms, to such details as whether you have gas or electric or hard wood, tile, or carpet flooring. There is also a photo and a visual tour of your home with a short verbal description of why a buyer would want your house over anyother home.

We search the MLS database for homes that fit the wants & needs of our clients including price, size, etc. We pay special attention to homes that have recently been placed on the market. This is one reason sellers get a lot of attention when your house is first listed. If need be, we will often preview the home before setting up a time to show it to ensure it will fit your needs.

The main point about having your house listed in the MLS is that you expand your sales force by the number of local GACAR members. Instead of having just one agent working for you, now you have approximately 1500 Realtors.

Our listing agent’s main job to make sure that the other GACAR & MLS members know about your house. This is accomplished through listing your house in the Multiple Listing Service, broker previews and advertising targeted toward other agents, not homebuyers.
