UNIVERSITY CORNERS
This $200,000,000 development is being developed at the corner of NW 13th Street and West University Ave also five blocks East of Stadium Club. This eight story development will have 485 condo’s, priced from $195,000 (380 sf Studio) to $1,800,000 (3,500 sf 5BD/5BA) and 100,000 sf leased commercial space on surface level. Sales price is $450/sf to $600/sf. Project has 350 reservations to date (72%). Activity has been strong. Scheduled to start construction June 2007 with a fall 2009 completion date. Target market is University of Florida Alumni not currently residing in Gainesville. The units are apartment design, most being 1075 sf or less, with up-scale features, two pools with the retail element.
The Thomas Groups involvement: In the spring of 2001, John had a vision of bringing Gainesville into the world of urban living. John assembled all properties consisting of 4.8 acres that is now the development site for the University Corners development. John's assembled vision was then sold to a group of developers who shared his vision. He is an active member of their residential sales team. The UC development has been leading the way for many additional projects being designed and built in the subdivision known as College Park.

STADIUM CLUB AT UF
This $16,000,000.00 mixed-use development is being developed at the corner of NW 18th Street and West University Ave also five blocks West of University Corners. This eight story development will have 24 condo’s, priced from $400,000 (882 sf 1BD/1BA) to $1,800,000 (3,200 sf 2BD/3BA + Den/3BD) and 3,200 sf leased commercial space on surface level. Project has 20 reservations to date (83%). Activity has been strong. Scheduled to start construction May 2007 with a Summer 2008 completion date. Target market is University of Florida Alumni & Gainesville professionals. The units are large apartment/home design, ranging from 882 sf to 3,200 sf, with up-scale features, community room with the retail element.
The Thomas Groups involvement: In the fall of 2005, John was approached by a development group that was looking for a site for a highend development adjacent to the University of Florida. John assisted in the aquisition of the development site and The Thomas Group has been head of the marketing & sales. The Stadium Club development will be the 1st of 2 buildings over 6 stories in the subdivision known as College Park.

NANTUCKET WALK
This $10,000,000.00 Condominium development was developed two blocks North of University Corners and four blocks East of Stadium Club in College Park district. This project targeted the high-end student market. The development had 12 1BD/1BA (540 sf & 640 sf) and 29 2BD/2BA (922 sf & 1,000 sf) for total of 41 units. Units sold for $285/sf to $325/sf). These up-scale student condo’s have, stainless steel appliances, granite counter tops, solid wood cabinetry, ceramic tile with some covered parking. There are 6 units still available for sale.

LIONSGATE
This $6,900,000.00 Student Condominium project will be developed one block West of Nantucket and five blocks North of Stadium Club in College Park District. We have just begun pre-sales. The development will have 17 1BD/1BA (569 sf priced at $159,900) and 16 2BD/2BA (906 sf priced at $239,900). Unique development ($28,000,000) is located in costal community of Cedar Key, Fl. This mixed-use development will have hotel, fractional ownership condos and retail. They are a member of the International Residence Clubs. The amenities offer boats from 17’ to 34’, health spa, horseback riding and rights to visit other clubs world wide. Condo’s are priced from $184,000 to $240,000.

GEORGETOWNE COMMONS
This development ($5,500,000) in early stages of design and approval process has not begun. Will consist of 24 Student Condos and be located one block North of Nantucket in College Park district. Developer is considering Rental Units or Condo. Target completion date is summer 2008. Design and price yet to be determined.
VILLAGE AT LAKE KANAPAHA
This development ($6,000,000) is in the approval process. Although not as well located for the student market as the above projects it will still have the potential to attract students. Project is located 1/3 west of I-75 on Archer Road. Will have 102 attached (Condo/Apt units) 26 Single-Family Home Sites and 30,000 sf of prime Commercial Space. The final approval date is expected to be Spring 2007.

THOMAS FAMILY PROPERTIES
Project is in the early development stage. Development site, 2.2 Acres, is at the corner of NW 3rd Ave and NE 13th Street (behind the University Inn on University Ave).
